Summary:
Our Residential Building and Remodeling Company is looking for an experienced Construction Project Manager. The ideal candidate will harbor a passion for design and construction and devote his or her creativity to our projects. The Project Manager’s job is to oversee each project from conception to finished structure, interfacing with both construction professionals and the client. You will be traveling between job sites throughout the greater Seattle area, so good transportation is a must. The position includes healthcare, phone, mileage reimbursement and competitive salary. This position is a hybrid of a Superintendent and Project Manager as you will be on site as well as performing administrative duties.

Responsibilities:
– Participate in project hand-off meeting with Project Coordinator and Production Manager to ensure you understand the project scope of work.
– Review scope of work and estimating to generate project schedule. Project schedules may be reviewed by Production Manager. Maintain project schedule.
– Notify trade partners of project schedule forecast and update regularly as project progresses.
– Maintain strong working relationships with all Trade Partners and Vendors.
– Review trade estimate and issue sub-contracts.
– Review Trade/Vendor invoicing prior to payment submission for accuracy against estimate and work completed to satisfaction.
– Write any Change Orders needed for variance from original scope of work/contract.
– Change Orders to be approved/paid by client prior to material order/work completed.
– Complete internal (variance) change orders.
– Establish product/material lead time for items selected for project and set order dates as part of the schedule.
– Inspect product/material orders at delivery for accuracy and damage.
– Maintain project daily log.
– Conduct regular project progress meetings with client. Meeting agenda with regular schedule updates, open topics, financial status to be provided to clients and a follow up with meeting notes.
– Maintain clean, safe work environment, including job site desk and OSHA requirements. This will include installation and maintenance of product/project protection materials as part of project scheduling and oversight.

– All materials to be covered and protected from weather and stored in an orderly and secure fashion.
– Weekly meeting with Production Manager for current project status, including any client issues/concerns, trade/vendor conflicts, staffing needs, invoicing, change orders, etc.
– Weekly Production Staff meeting. 4 week rolling calendar to be updated prior to staff meeting. All staffing and trade conflicts to be discussed during this meeting.
Participate in a job autopsy meeting at project completion to discuss any issues, estimate verses actual costs and general project information.
Analyze, manage and mitigate risk
Must be enthusiastic toward work, willing and able to apply new techniques and methods of productivity and time management.

Requirements:
– 10+ years of building and remodeling experience
– 3+ years of managing multiple projects
– Ability to communicate effectively with clients and team members
– Ability to read blueprints, structural drawings and plan sets
– Experience with Microsoft Word & Excel. Experience with Microsoft Project a plus.
– Experience with project financials and maintaining budgets
– Strong knowledge of construction materials, process and equipment
– Ability to work in a fast-paced environment while maintaining attention to detail, quality and professionalism.

The Carpenter’s job is to work with the Production Team to construct high-level remodeling and custom home projects. You will be traveling between job sites throughout the greater Seattle area, so good transportation is a must. The position includes healthcare, phone, mileage reimbursement and competitive hourly rate.

Responsibilities:
• Work with trade partners for proper layout and carpentry requirements.
• Notify Project Manager of project status and needed scope requirements.
• Review trade/vendor work to ensure it complies with work orders.
• Inspect product/material orders at delivery for accuracy and damage.
• Maintain clean, safe work environment, including job site desk and OSHA requirements. This will include installation and maintenance of product/project protection materials as part of project scheduling and oversight.
• Self-perform rough framing, finish carpentry and punch list duties as time permits/need requires.
• Layout and installation of cabinetry and casework.
• Layout fixture locations with trades, blocking and fixture locations.
• All materials to be covered and protected from weather and stored in an orderly and secure fashion.
• Daily update to site supervisor for work progress, material shortages, project scope questions/issues.

Reports to: General Manager

Major Goal: The Residential Construction Estimator / Specifier is responsible for generating revenue by specifying and estimating project costs and duration so that projects can be consistently produced on time and at the estimated gross margin. In addition to maximizing the flow of work through the Estimating Department, the Residential Construction Estimator / Specifier also produces the ROM (“Ballpark”), Conceptual, and Final Estimates; Specifications; and Contract Documents. The Residential Construction Estimator / Specifier also produces revenue by working efficiently, thereby maximizing billable hours.

Experience
Demonstrates good interpersonal skills and concern for clients. Has 10+ years’ experience in residential construction. Possesses computer proficiency and demonstrated skill in using software such as Word, Excel, PlanGrid or Bluebeam Revu and Buildertrend scheduling. Has current product and cost expertise for doors, windows, skylights, cabinetry (made to order and custom), lighting, plumbing fixtures, finishes (such as tile, stone, solid surfacing and laminates), millwork, appliances, and flooring. Has current trade cost knowledge for demolition, concrete, roofing, siding, plumbing, mechanical, electrical, insulation, drywall, wood flooring and painting. Can produce ROM (“Ballpark”) from schematic plans, sketches, notes, and verbal information provided by designers. Can produce conceptual and final estimates and detailed specifications from detailed drawings, “redlining” drawings as necessary when more information is required. Able to work with Eakman Design Department to produce specifications and final project scope.

Hours: Full-time position. Needs to be available Monday through Friday 8:00 am to 4:30 pm. Work schedule is flexible.

Job Duties: Coordinate the flow of projects through the Estimating/Specifying phase. Meet weekly with General Manager and Lead Designer to update sales schedule, monitoring permit date, contract present date, custom material order date, and projected project start date. Train and supervise entry level Residential Construction Estimator / Specifiers, if needed, and participate in their performance evaluations. Anticipate additional staffing needs. Participate in the hiring process, working with the General Manager on all final personnel changes. Schedule site visits with the team and subcontractors. Visit job sites to verify accuracy of data such as site measurements, existing conditions, and design feasibility; and take photographs of existing conditions. Create RFP including scope subcontractors and vendors are to use to produce bids/quotes. Meet at the project site with key subcontractors to transfer project information to them. Follow up to receive estimates and verify they match project scope. Create materials and labor estimate takeoffs. Prepare conceptual estimates using Excel or Buildertrend. Prepare contract specifications and build contracts using Word. Prepare preliminary production schedules using Buildertrend scheduling programs. Offer design alternatives, paying special attention to client’s requests, and guided by cost considerations, code constraints, and “buildability”. Consult with Lead Designer regarding value engineering requirements to reach budget goals. Assist Sales/Designers by meeting with clients to finalize selection of custom materials, finish materials, fixtures, and appliances. Coordinate with General Manager, Sales/Designers, and Production team to finalize contract specifications, drawings, and schedule; to determine contract price; and hand off to Production Manager to set Project Start. Assist Sales/Designers in creating accurate and complete working drawings consistent with contract specifications. Maintain the accuracy and completeness of all estimates, specifications, and contracts. Solicit and integrate feedback from the Production team before final documents are prepared. Arrange for proper transfer of production package to Project/Site Manager at custom materials baton stage of the design process. Assist in resolving design issues and product selections with Design/Salesperson and clients. Attend “Pass the baton” walk-through with the Design/Salesperson, Project/Site Manager, Carpenter, and client, as necessary. Assist Production team in preparation of large or complex change orders. Maintain a standard materials price list. Assist Production team in resolving actual-vs.-estimated site conditions.
